Our Services
From straightforward extensions to complex basement excavations and retrospective cases — we handle every type of party wall matter, fully digitally.
Rear & Side Extensions
Building an extension that touches, sits close to, or is built on the party wall requires a Section 2 notice. We prepare and serve the notice, manage your neighbours' response, and produce the Party Wall Award.
- Section 1 and/or Section 2 notices as required
- Neighbour liaison handled entirely by us
- Schedule of Condition survey of the adjoining property
- Formal Party Wall Award
Loft Conversions
Most loft conversions involve cutting into the party wall to insert steel beams — this triggers the Act. We handle the full statutory process so your builder can start on time.
- Section 2 notice for works to the party wall
- Structural beam notification included
- Proactive neighbour communication
- Digital Award and Schedule of Condition
Basement Excavations
Digging within 3 metres of a neighbouring structure — or 6 metres if the excavation is deeper than the neighbour's foundations — triggers a Section 6 notice. These cases require specialist handling.
- Section 6 (and Section 2 if applicable) notices
- Detailed Schedule of Condition
- Engineering drawings review
- Award with specific underpinning provisions
New Builds on the Boundary
Building a new wall on or astride the boundary line between two properties requires a Section 1 notice. We serve notice on all adjoining owners and manage the process through to consent or Award.
- Section 1 notice preparation and service
- Consent or Award documentation
- All statutory timelines managed
- Fully compliant with the 1996 Act
Works Already Started
If your builder started work without serving the required notices, we can regularise the situation with our retrospective service. This is a specialist area requiring careful handling — act quickly.
- Retrospective notice and Award process
- Assessment of current works vs. statutory obligations
- Neighbour liaison and dispute resolution
- Documented outcome protecting all parties
