We Prepare & Serve the Notices
On instruction, our MRICS surveyor prepares the legally required party wall notices under the Party Wall etc. Act 1996. Notices are served by Recorded Delivery post within 72 hours.
Section 1, 2, and 6 notices all handled.
Neighbour Response Period
Your neighbours have 14 days to respond. We contact them proactively by letter and email, answer their questions, and work towards an Agreed Surveyor outcome — the fastest and cheapest route for everyone.
We handle all neighbour communication on your behalf.
Schedule of Condition
A trained inspector visits your neighbour's property to photograph and document its existing condition. This protects both parties if any dispute arises during or after construction.
Photographic report provided digitally within 5 working days.
Party Wall Award
We prepare the formal Party Wall Award — the legal document that sets out the permitted works, working hours, and protections for all parties. Served digitally and by post.
Legally binding under the Party Wall etc. Act 1996.
Works Can Begin
Once the Award is served, your builder can legally start. We remain available throughout the construction period for any queries, disputes, or variations.

What we need from you
We handle the legal heavy lifting — but there are a few things only you can provide. Here is what to have ready.
Your project details
A brief description of the works planned — extension, loft conversion, basement, or other. Approximate start date if known.
Your neighbours' addresses
The full postal address of each adjoining property. We handle all contact from there — you do not need to approach them yourself.
Review & sign documents
We will send you notices and the Party Wall Award to review and countersign digitally. Turnaround of 48 hours is appreciated to keep things moving.
Access for the condition survey
Your neighbour's surveyor will need access to the adjoining property. We arrange this directly with your neighbour — you do not need to organise it.
Brief your builder
Once the Award is issued, share it with your contractor. They must work within its permitted hours, methods, and conditions.
Stay reachable
We may occasionally need a quick clarification. A working email and phone number is all we ask — we will not overload your inbox.
